A current, legally sound rental agreement in a few steps.

What the user gets: a finished rental agreement tailored to the specific situation, residential or commercial, fixed-term or open-ended, with or without an index clause, as a PDF to print or digitally for signature.

Two paths: upload an existing rental agreement, all details are taken over, clauses are optimised to current BGH case law and your needs through a few targeted questions. Or create one from scratch with no template. The result is printable as a PDF and, on request, electronically signable.

Rent price check

Before you increase: check whether the planned increase holds up.

What the user gets: a traffic-light assessment of the planned rent increase (green / yellow / red) plus a PDF justification with the relevant BGH references, based on §§ 558 ff. BGB and the local comparative rent.

Example: a landlord plans a 12 % increase over two years. The tool checks the capping limit, the rent index reference and the depth of justification, and shows: 12 % is too high, 9 % would be legally sound. Including template text.

What do the tools cost, for my organisation and for my end users?
Two separate price levels: (1) B2B terms between CODIAC and your organisation: a one-time setup fee plus a pay-per-use licence per tool use. The concrete indication depends on your member base, the tool selection and branding depth, which we calculate on your figures in the consultation appointment. (2) You set the end-customer price. Example from live use at Haus & Grund: 25 € per service charge statement, 20 € for members; 10 € per rent price check, free for members. The difference between the end-customer price and our licence is your margin.
Can we run the tools under our brand?
Yes. Every tool is white-label-capable: layout, colours, logos and texts are rendered in your corporate design. The finished consumer landing page comes with it, editable by your marketing or web department. Your end users see only your brand.
Where is the users' data stored?
Hosting exclusively in certified European data centres. Client separation is standard, entries are processed only to provide the service and are not passed on to third parties. GDPR and AI-Act compliance is given by the architecture.
How quickly is a tool ready for us to use?
Existing tools (service charges, rental agreement, rent price check, social-law tools): within a few weeks of signing the contract. Branding, template import and company connection are set up in parallel. New, custom tools typically take 6 to 12 weeks depending on complexity.
Can we have our own tool built?
Yes, see the „Custom tools“ section. Our editorial team develops the domain model with you, integrates your templates and brings the tool into productive operation. You keep subject-matter authority; we provide the platform and operation.
What happens with the revenue?
You decide on the billing model: company account, direct billing via CODIAC with subsequent payout, or mixed forms. Member-discount logic (SSO or membership number) is standard.
